What a full replacement includes
- Tear-off to deck. No "overlay" shortcuts — Texas hot + humid is no climate for a two-layer roof.
- Synthetic underlayment (GAF Deck-Armor) + peel-and-stick ice-and-water shield at valleys and penetrations.
- New drip edge, new pipe boots, new ridge vents if applicable.
- GAF Timberline HDZ architectural shingle, nailed to manufacturer spec (6-nail pattern in high-wind zones).
- 50-year non-prorated Golden Pledge manufacturer warranty (requires Master Elite installer — we apply for this cert).
- Forty-photo documentation packet at close — yours to keep, plus a copy for your insurance file.
Options worth considering
- Class-4 impact-resistant upgrade — ~$1,800–$3,200 extra on a typical Woodlands home; most TX carriers give a meaningful wind/hail-portion discount. Usually pays back in 3–6 years. See our Class-4 IR shingle breakdown.
- Ridge vent upgrade — $600–$900; cuts attic temps and extends shingle life. If your current roof had turbines, we'll quote both.
- Solar-ready deck prep — if you're planning solar in the next 3 years, we can pre-flash key locations.
What the process looks like
- Free inspection + written estimate — same day you call.
- Material selection + color sample drop-off.
- HOA ARC submittal (we handle for Bridgeland, Towne Lake, Alden Bridge, Timarron, and others).
- Install day — usually one day, two for larger homes. Project manager on-site.
- Final walk-through, magnet sweep of driveway + yard, documentation packet delivered.
